Accommodations In Telluride (AIT) General Policies:
All prices listed are exclusive of tax and fee and are nightly rates.
Minimum stays may be required during some periods and for some homes. Prices subject to change without notice.
We accept most major credit cards; however, checks are appreciated and are required for discounted lodging.
Guest is responsible for payment of all room nights reserved.
Changes to confirmed reservations may be subject to a change fee.
Stays of 8 or more nights require a once weekly housekeeping visit at renter’s expense.
At Accommodations In Telluride, we offer our guests the most unique and historic homes in the Telluride region. These homes reflect our historic town or European Flair in the Village with their elegance, luxury, and history. Please be respectful of these homes and furnishings. In proper Telluride Tradition, no shoes or boots are worn inside any condo or home.
No persons under the age of 25 may book any property. The name of the person on the reservation MUST present a valid state issued ID at check-in.
Calendar year 2021, as long as the Region is OPEN for travel, the cancellation policy is more lax due to the uncertainties. We realize you require more flexibility when making travel plans. We are now taking the first payment of 33% at the time of booking, and the second payment will be taken 21 days before your arrival. Once booked, there are no change fees and flexible credits will be offered toward future stays. We hope this provides you with more peace-of-mind when considering your next stay with Accommodations in Telluride.
Cancellation Policy: Cancelations received after initial deposit is received may forfeit the entire deposit unless the property is rebooked for part or all of your dates booked. If the property is rebooked, the deposit will be returned in part or whole (depending on the amount of rebooked dates) less a $150 rebooking fee. Cancelations received within 45 days of arrival (75 days of arrival for holiday and festival dates) or after full payment has been received are non-refundable, unless the property is rebooked, in which case all or a partial amount paid will be returned less a $150 re-booking fee. Trip cancelation insurance is an inexpensive way to protect your vacation investment. Call your own agent or ask us for our Red Sky Travel Insurance plan.

Payment: Approved personal, business or traveler’s checks are appreciated. Most major credit cards are accepted.
Check-in: Our office hours are Monday-Friday, 9:00 AM – 5:00 PM. If you are arriving after hours, or on the weekend, please go directly to your vacation rental. Please stop by the office the next business day to check in. Please immediately report all damages!
An initial deposit of 33% is required at the time of booking. Final payment is due 45 days prior for all reservations except those which are for holiday or festival periods. These final payments are due 75 days prior to arrival. If a pet has been approved there is a $75/pet fee assessed.
Accidental Damage Protector:
The Accidental Damage protector is included in the advertised rental amount and covers you and your family up to $3000 for any accidental damage during your stay. Damage Protector is NOT an insurance policy, and nothing in this agreement shall be construed to constitute a contract of insurance. Damage Protector does NOT cover intentional damage, theft, or gross negligence. Any accidental damage MUST be reported to our office as soon as it is noticed. If there is not a report of damage before we contact you, the protection will not apply. The Tenant agrees to reimburse the homeowner for any damages to the property caused by the Tenant that is in excess of, or not covered by Damage Protection. Should the Tenant choose not to purchase the protection, a check or money order in the amount of $3000 is required to be held until a check out inspection is complete. The Damage Protection may be purchased up to, and including, at the time of check-in.
Minimum Age Requirement -At least one member of the party must be over the age of 25 and will have to show proof of age through a non-expired state issued ID or driver’s license.
Your fully equipped unit will be clean and ready for your enjoyment upon check-in. Optional daily and mid-stay housekeeping services may be purchased by scheduling prior to your arrival. Housekeeping fees are $35 per hour. ***For stays longer than 8 nights a once weekly housekeeping visit will be required at guest expense.
Guests may upgrade to larger or more expensive units, based upon availability, and will be responsible for the upgrade fee. Should a reserved unit be unavailable for any reason, AIT shall provide an equivalent or upgraded unit, as determined by AIT, at no additional charge to the guest.
Parking and Services:
Not all units have assigned parking. If you will have a vehicle in Telluride please notify AIT in advance. An interruption in the internet, telephone, power or television service is beyond our control. Upon being notified, we will assist in every way to reinstate services. Appliance failure, including hot tubs, will be remedied as quickly as possible in our remote area.
Guests are liable for all Home Owner’s Association infraction fees, parking violations, noise violations etc. incurred during their stay. AIT is not responsible for paying any fines or fees incurred. There will be a $75 lock-out fee for forgetting keys or operating instructions for door code outside of normal business hours.
Check-In/Check-Out Reminder: Check-In time is 4 pm and Check-Out time is 10 am. THERE IS A LATE FEE FOR ALL LATE CHECK-OUTS and all late check-outs MUST be arranged in advance with AIT.
A $25.00 fee will be assessed for each unreturned key, $100 fee for each unreturned parking permit and a $100 fee for each unreturned garage door opener.
Real Estate Showings:
This residence may be for sale. If a showing is requested, you will be given 24 hours’ notice. By signing below, you are agreeing to cooperate with property showings.
AIT Pet Policy:
Accommodations in Telluride supports the San Miguel County Dog Control resolution # 1981-12a. This resolution states that “Nuisance dogs (defined as barking dogs, dogs running, large, stray dogs and vicious dogs) are not permitted in San Miguel County. Owners of such dogs shall be deemed in violation of this resolution.”
Owners and renters may have pets as long as they comply with the Pet Policy. All pets must be sufficiently under control at all times. Pets must not become a nuisance to the owners/tenants of other condominium units.
Pet owners are to remove any pet droppings deposited on the condominium grounds.
No pet is permitted in or upon any of the public portions of the condominium property, including the spa area, unless in physical or voice control.
Each pet owner is responsible for any damage to common areas.
If a pet becomes a nuisance to other owners, the owner of the pet must correct the problem. If it is not corrected, the pet owner and landlord will be given a warning. If the pet owner again fails to correct the problem, the AIT will take action as may be necessary to secure the removal of pet.
The AIT Pet Policy must be presented and signed by all renters with a pet.
The owner of any pet shall indemnify the Association and each of the other condominium unit owners and hold same harmless against any loss and liability of any kind upon the condominium property.
Any and all damages caused by a pet is not covered under the Accidental Damage Plan.
